Now in the final stages of fit‑out, the Sidney Sussex Building at Chesterford Research Park is set to open in Q4 2025 - bringing flexible, fully fitted scale‑up laboratories to the heart of the South Cambridge science cluster. Designed as a genuine scale catalyst, the Sidney Sussex Building gives ambitious life science teams the space, sustainability and community they need to accelerate.
Built for growth
Spanning 55,764 sq ft of bespoke laboratory and write‑up space, the Sidney Sussex Building is purpose‑built for ventures moving from start‑up to scale‑up. Ten fully fitted R&D suites range from 2,210 sq ft to 8,309 sq ft across three floors, with the option to interconnect adjacent suites as your headcount rises.
Each suite includes:
The result: a plug‑and‑play environment that lets your team get to work on day one - and expand without disruption.
Sustainability that performs
The building is designed to achieve BREEAM ‘Excellent’ and targets an EPC ‘A’ rating. On‑site sustainability features include, photovoltaic cells, EV charging points, wildlife‑sensitive lighting and an expected 24% biodiversity net gain delivered via wildflower meadows and further ecological enhancements.
The 174 parking spaces, which include accessible and EV‑only bays, combine convenience with a low‑carbon ethos.
The Park’s ‘bio‑bridge’
The Sidney Sussex suites act as ‘bio‑bridge’ labs - bridging the gap between the smaller units in Science Village and larger, stand-alone HQ‑scale facilities across the Park. For existing occupiers and companies relocating to the region, these labs offer genuinely transformative space from which to scale operations with confidence.
Join a community of leaders
Chesterford Research Park is home to a thriving mix of trailblazers, including Arecor Therapeutics, Microbiotica and Isomerase. From advanced therapeutics to microbiome research and chemical biology, this is a community where ideas and expertise cross‑pollinate every day - supported by a dedicated on‑site team.
An excellent example of the power of partnership and collaboration across the Park is the recent announcement from PartitionBio and GeneWeaver. Earlier this month the two organisations confirmed they have entered an exclusive partnership which grants Gene Weaver an exclusive worldwide licence to utilise PartitionBio’s BubbleFect biologics delivery platform to deliver its proprietary gene insertion technology into mammalian cells.
The collaboration leverages the complementary strengths of both companies and by combining these platforms, the partnership aims to develop optimised methods for targeted gene delivery in vitro and in vivo, potentially surpassing the efficiency and versatility of current lipid-based delivery methods.
In addition, long-term occupier Arecor Therapeutics, the biopharmaceutical company focused on drug development and delivery in diabetes and other cardiometabolic diseases, announced that it had concluded a positive Type C meeting with the US Food and Drug Administration (FDA) for AT278 in people with both type 1 and type 2 diabetes with high daily insulin needs.
The purpose of the meeting was to discuss the design of a proposed Phase 2 clinical study for AT278 delivered by continuous infusion via an AID system, ahead of a planned Investigational New Drug (IND) submission. Positive FDA feedback and guidance on the clinical trial design is a major achievement for Arecor and a significant step toward a successful Phase 2 study.
Connected, calm and close to Cambridge
Set within 250 acres of parkland, Chesterford Research Park pairs focus‑friendly green space with superb connectivity. Located five minutes from the M11 (J9A) and with easy access to the A11, the Park is also easily accessible by rail from Cambridge (journey time 20 mins to Great Chesterford). Onward travel via frequent services to Central London puts the capital within reach in an hour. Stansted is achievable in 20 minutes via the M11 and Heathrow in 1.5hrs. In addition, the Park operates a dedicated daily commuter coach service from central and north Cambridge and a daily shuttle to/from Great Chesterford station providing smooth, door‑to‑door journeys.
At the Park’s central hub, The Nucleus, you’ll find bright communal spaces, meeting rooms, great coffee and dining, plus a modern gym - everything teams need for a little downtime between experiments and meetings.
